Current Projects

Willow Terrace New Construction in Ukiah, CA

38 units­ — 1 BR and SRO + manager’s unit: Special needs (seriously mentally ill homeless or at risk of homelessness.) 

Site amenities: Traditional laundry, manager’s office, community room, vegetable garden, picnic tables, net-zero energy building, and on site mental health services.

Funding: 9% tax credits, AHP, Mendocino County MHSA.

Estimated project completion date: June 2019. 

Collaborated with: Architect Philippe Lapotre and the following Consultants; Community Economics, Craig Meltzner and Associates, and E3 Energy and Environmental Economics, Inc.


Recently Completed Projects

McCloud Apartments — Rehabilitation in McCloud, CA

14 units — 1 BR: Senior housing.

Site improvements: Interior paved driveway, concrete walks and landscaping. Crawl space framing improvements. Conforming path of travel and disabled accessible parking space.

Building exteriors: New exterior doors, siding, trim, paint, window replacement and wall and attic insulation. Dry rot and roofing repairs.

Interiors: Replace kitchen countertops, appliances and fixture replacements. One unit converted to disabled accessible.

Electrical: Replace all exterior and interior unit light fixtures with high efficiency type, new humidistat controlled bath fans, install GFCI outlets and smoke detectors.

Plumbing: Extend water shut offs at units, remove and replace old/original galvanized water lines with PEX type throughout, replace plumbing fixtures.

Funding: HOME and RD 538.        

Estimated project completion date: October 13, 2017.
